Roof Replacement in Frisco, TX

Our Roof Replacement From Start To Finish

A roof replacement project can be intimidating if you don’t understand the process. It’s okay for you to feel a little overwhelmed. After all, there are a lot of components to cover. But have no fear! In this article, we’re going to cover everything you need to know about a roof replacement. By the end of this article, you’ll have a solid understanding of what it takes to replace a roof.

Step#1: Safety Inspections

Before getting excited about a roof replacement project, we’ll need to verify if your roof is safe for our hammers and nail guns. Therefore, we need to conduct a Safety Attic Inspection. In this inspection, we’ll check for pipes, A/C copper lines, gas lines, wires, and storage items that may be too close or touching the sheeting from inside the attic. Skipping this step may result in nails accidentally puncturing your A/C copper line or gas line. As you can imagine, a punctured gas line would be a dangerous situation. Therefore, we will not start a project until we have deemed your attic safe for our installers.

Step#2: Obtaining Building Permits

We’ve taken all the necessary precautions to ensure the safety of your property and our crew members. We are now one step closer to replacing your roof. But before we can start, we’ll need to obtain a building permit. Homeowners or contractors can obtain a building permit either online or in-person with the City of Frisco. It’s easy, and it only takes a few moments. And yes, as your contractor, we’ll be handling this task for you.

How much does a permit cost for a roof replacement?

Usually, the cost of a building permit is a flat fee. But don’t be surprised if the city uses the contract value to determine the building permit fee. In most cases, the city can issue a building permit the same day an application is submitted. After obtaining a building permit, we can proceed to schedule your project and order materials.

STEP#3: ORDERING MATERIALS

The next critical step in the roof replacement process is to secure the roofing materials. Depending on what upgrades you’ve purchased, we may need to obtain materials from multiple vendors. We’ll be in close contact with you to ensure a safe and secure drop-off. So, nothing will be a surprise. We’ll even notify you when delivery drivers are on their way. We don’t want materials to be dropped off in the wrong location and trap your car in your garage.

How does an HOA regulate a roof replacement?

Home Owner Associations (HOAs) have strict guidelines regarding the type and color of roofing materials you can install on your roof. Quite often, they will require you to submit a form with some basic information. The HOA form may ask for your contractor’s contact info, the type of materials you will be using, and the date of the project. You may need to obtain approval from an architectural committee before commencing work. In most cases, we can complete this task for you. Failure to obtain permission from your HOA may result in a penalty or a fine from your HOA. Additionally, your HOA may require you to remove the roofing shingles if it does not meet their requirements.

Preparation is the key to a smooth roof replacement project. We want to make sure all items are in optimal condition upon delivery. With our checklist, we’ll also inspect the quantity, color, and brand of products delivered. The brand of the roofing materials does matter since each brand has different terms and conditions relating to its warranty.

Step#4: Replacing Your Roof

Finally, the big day has arrived! We’re all excited because we’ve been looking forward to this day. The last thing we want to do is ruin the mood and schedule the project during unpleasant weather. We don’t want to start the project when there’s rain in the forecast. Most roofing manufacturers require installers to install roofing materials in temperatures above 40 degrees and below 110 degrees. Installing roofing materials outside of this range of temperatures may result in a voided warranty.

What time does the job start?

The city ordinance does not allow us to start a roof replacement project before 7 AM, and we can not operate any heavy machinery until 8 AM. Additionally, our installers are required to cease all noisy construction activities 30 minutes before sunset. We do not schedule projects on Sundays or outside the city ordinance time frame unless it is an emergency.

I’ve heard a roof replacement is loud. Is that true?

Now let’s talk about a few things that you can expect. First, let’s address the issue of noise. Replacing a roof is not a quiet task. There are hammers, compressors, and nail guns that may cause some anxiety to your loved ones or pets. We recommend that you make arrangements to relocate for the day if possible. Second, it’s going to be messy. It’s common for roofing debris to be all over your yard. Don’t worry. We’ll address this issue in the final walkthrough. Be careful not to step on sharp objects such as nails as you enter and exit your dwelling. Pools and A/C units will be covered with a tarp or a sheet of plywood to avoid damage from falling debris. We are passionate about taking care of your property. We want to display our attentiveness every step of the way.

How long does it take to replace a roof?

Most of our projects start and finish in just one day. In some cases, we may take longer due to the size or complexity of the roof. In these rare situations, we may remove and replace one slope at a time. Playing it safe may cause a project to take longer, but it will drastically reduce the chances of rainwater entering the home while we’re working. After completion, we’ll run our nail magnets through the grass to ensure that you, your loved ones, and your pets are safe from roofing debris or sharp objects. Our goal is to leave your property in near-perfect conditions with virtually no tasks to inconvenience you.

STEP#5: FINAL WALKTHROUGH

Congratulations! You survived a roof replacement project. Although this is an exciting moment, we’re not quite ready for a celebration. We have one more step that we need to complete before a victory happy dance. You guessed it. We will need to conduct another Safety Attic Inspection. Except for this time, we’re going to be looking for a few other items.

Another roof inspection? What are you looking for?

The item that we’ll be looking for is your hot-water heater pipe. That is, if you have one, of course. We’ll need to ensure that the heater pipe has not been knocked loose during the project. Should we discover that the heater pipe has been knocked loose, we’ll need to make the necessary adjustments to ensure proper ventilation. Failing to address this issue may result in carbon dioxide seeping into your home. And that is not going to happen on our watch.

Besides all of the safety jargon we’re discussing, we’ll want your opinion on how everything looks. We’ll be ready to make a list and schedule our installers to return to satisfy every item you feel needs a second look. We’re committed to creating a company culture that is open and receptive to our customer’s needs. No issue is too small for us to take seriously. We’re delighted to provide you with our undivided attention and will make as many trips as it takes for you to be 100% satisfied with the final product.
