If decay starts at the soil line, replacing the board above it may not address the damaged rail or post below.
Missing boards and open gaps expose nearby wood to more rain, wind, and pests.

Yes. Posts usually lean because of rotting wood at the soil line or because the original post hole wasn’t dug deep enough. In most cases, we dig out around the post, straighten it, and reset it with fresh fast-setting concrete. If the rot’s severe at ground level, we cut out the old post entirely and set a new rot-resistant wood or metal post in its place.
Usually, yes. Sagging is typically caused by loose hinges, worn-out latches, or a shifting post foundation. Depending on the cause, we’ll tighten or replace the hardware, add a diagonal anti-sag brace, or reset the gate post deeper into a concrete mix.
