The garage door is the largest surface on your home’s front, and in McKinney’s HOA neighborhoods, a chalking finish is what gets flagged first.
Exterior latex over an unprimed surface peels within one summer. Steel and wood need different primers. The color has to clear your HOA’s approved palette before a brush touches the door.
Every item below protects the finish and your HOA approval.
You are about to hand someone the keys to the front of your home. Before you do, read what other McKinney homeowners said after working with Final Cut. Their doors held through two North Texas summers and passed ARC review the first time.

Mark has done some great projects for me. He repainted the exterior of my home, installed new gutters, and demolished by skylights. Very detail oriented and makes sure the job is very clean. Also provides great documentation of work.Posted on Google![]()

This company is absolutely the best choice you could make! Very reasonably priced, transparent throughout the process, and impeccable communication. I truly appreciate how much time Mark put into my project. We had a small repair, but he still treated it as if it was a top priority. He went well out of his way to make sure everything was exactly what I wanted and more.Posted on Google![]()

We had some shingles buckling and Jordan came out same day and was able to replace them. Checked our roof for any other issues as well. They did a great job and left the area clean. We have rain coming so really appreciated the quick turnaround. Would definitely call again if we have other issues.Posted on Google![]()

Mark and his team did a fantastic job on my home. I got extensive hail damage on my gutters, window screens, fence and roof. He was also able to get me a much needed downspout and repairs on my garage door molding. He was very instrumental in negotiating with my insurance company on getting them to reevaluate their estimates so that most of the damages would be covered. I trusted his judgement and recommendations every step of the way. I will consider Final Cut Roofing again for future projects.Posted on Google![]()

Final Cut Roofing and owner Mark Nosrati has my highest recommendation. Mark is an excellent communicator, meticulously detail oriented and I wouldn’t trust anyone else with my Roof. I came across Final Cut Roofing many years ago when I continued to see positive reviews on the neighborhood NextDoor app. Annually after hail season I’d have him out for an assessment of the roof and for many years when so many other roofers kept telling me I should replace the roof. Mark was honest in his assessments and thorough in his analysis. He would take pictures and show areas to watch but assess that the roof still looks good … until one hailstorm too many it had finally done enough damage that it was time to replace. Mark kept me informed every step of the way making a potentially stressful time far less so by handling all the little details. Final Cut Roofing stands behind their craftsmanship. Any issues or concerns, one call/text to Mark and he has me on the schedule to take a look and make any necessary repairs. I highly recommend Final Cut Roofing for an honest assessment and quality craftsmanship.Verified by TrustindexTrustindex verified badge is the Universal Symbol of Trust. You need someone who knows McKinney HOA rules, gets the color right the first time, and does not leave you chasing a contractor after the job.
We test the shade on your panel in natural light before any coat goes on.
We know Stonebridge Ranch and Craig Ranch palettes and prepare your ARC paperwork.
We walk the finished door with you and address any issues before we leave.
Trim, fascia, and worn seals get addressed under the same project.
The driveway gets covered, the trim stays clean, and the property is spotless when we leave.
Chalk, pollen, and dust bond to the door surface. New paint applied over that film bonds to the film, not the door, and peels within months.
Steel and wood require completely different primers. Universal primer saves the painter twenty minutes and costs the homeowner a full repaint within a year.
South- and west-facing doors in McKinney reach temperatures that cause paint to skin over during application. The result is bubbles, brush marks, and early adhesion failure.
A freshly painted door inside a cracked frame and worn seal does not read as a transformation. The deterioration around the door draws more attention, not less.
We assess door material, paint condition, surface damage, and the trim and seal around the frame, then provide a detailed quote.
We help you pick a shade that works with your exterior, check it against your HOA's approved palette, and test it on your actual door surface.
Pressure wash, scrape, sand, and repair every inch of the door and surrounding trim before any primer goes on.
Primer matched to the door material, followed by two UV-resistant coats applied in proper temperature and shade conditions.
You inspect the finished door, touch-ups get handled on the spot, and we collect payment and hand over your ARC documentation only after your approval.
“Final Cut Roofing takes what could potentially be a highly stressful situation and removes that from your plate by handling all the details. While I know they were juggling multiple other projects at the same time, they always had a way of making you feel like you were their only or most important client. That’s a really nice feeling to have when dealing with something as financially important as major home improvements.”
It depends on door size, material, current condition, and whether surrounding trim needs repair. We provide a detailed quote after the free inspection. In most cases, a professional paint job is a fraction of full door replacement and delivers the same visual result from the street.
Most single-door projects finish in one day. Two-car garages or doors needing significant prep may take two days. We do not paint in rain or extreme heat, so weather gets factored into the schedule before we book the date.
Yes, but the prep and primer differ from wood. Steel needs a bonding primer for metal adhesion. Aluminum requires a specific primer to prevent oxidation under the topcoat. We match the primer to the door material because the wrong primer is the leading cause of peeling on metal doors.
With proper prep and quality paint, every five to seven years depending on sun exposure and orientation. South- and west-facing doors fade faster. A well-prepped door with UV-resistant paint on the right primer holds longer than most homeowners expect.
Most McKinney HOAs, including Stonebridge Ranch, Craig Ranch, and similar planned communities, require pre-approval for exterior color changes, even when staying close to the original shade. We help select colors within your community’s approved palette and prepare your ARC submission. Nothing starts without sign-off.
If the door operates well and the panels are structurally sound, painting is the better investment. A full replacement runs several thousand dollars. A professional paint job delivers the same curb appeal at a fraction of the cost. Replacement only makes sense when the door is failing mechanically or has structural damage paint cannot fix.

The faded panels and chalking finish are the one thing on your exterior that has not kept up with the rest of the neighborhood. Every week you wait, the surface gets harder to prep and the HOA notice gets more likely. Schedule a free inspection. We assess the door, test a color on the actual surface, check it against your HOA’s palette, and provide a full quote.
